Company Profile

New Providence Capital (NPC) is a full service private money lender providing short term financing for real estate owners that need immediate funding. NPC sources the lending opportunities, underwrites the collateral, originates the loans, and handles all of the details of servicing and asset management. Given the current constraints in the capital markets there is a large demand for private money loans. The current environment allows us to secure attractive yields for our investors given the limited downside risk at low loan to value levels. We are entering the trough of the most substantial market correction residential real estate in the US has seen in decades, with commercial not far behind.  As a result, we think the risk associated with investing in real estate or real estate secured debt over the next several years is the lowest it has been in over 10 years. Our goal is to help our borrowers and our partners capitalize on the generational opportunity that the current real estate market offers us.

The principals of New Providence Capital are seasoned real estate professionals bringing over 35 years of real estate experience with a wealth of deal making, asset valuation and portfolio management knowledge. New Providence Capital is a licensed Mortgage Broker in the State of Texas. Our principals other affiliations include Texas Association of Realtors, National Association of Realtors, Texas Association of Mortgage Brokers, American Association of Private Lenders, and the National Association of Mortgage Brokers.

The existing financial conditions of the market open the doors for private lenders to be the source of capital for the foreseeable future. Other reasons borrowers use New Providence Capital:

  • Lack of bank liquidity in the financial system.
  • Borrowers that want to avoid the long process of institutional lenders.
  • Partially completed projects that need construction funds to finish the property.
  • Borrower financial conditions that prohibit institutional loans.
  • Properties purchased with a percentage of down payment in the form of subordinated seller financing.
  • Ability to use equity in other real estate projects as a form of down payment.
